About Aan het IJ
In Amsterdam Noord. This city district is located on the other side of the IJ, and throughout the years has evolved from a raw, creative location to a delightful place to be. Today you can find a wealth of restaurants, bars, shops, festivals, and hotels in Noord. And, of course, the EYE Film Institute and the A’DAM Tower.
How do I get to the city centre from Aan het IJ?
The quickest way to get to the city from Aan het IJ is ferry 907 from the Buiksloterweg to Amsterdam Centraal. The ferry connections across the IJ are free for pedestrians, bicyclists, and people on mopeds. The ferries run all day and night.
What about accessibility by car and public transport?
You can be on the highway in no time from Aan het IJ. And by taking the Noord/Zuidlijn, which runs underneath the city centre, you can travel from Amsterdam Noord to train station Zuid.
Are there supermarkets nearby?
On Wednesdays, Fridays, and Saturdays you can shop at the marketplace in the Van der Pekstraat. Fresh ingredients are just a three-minute bike ride away. A little further, next to the Mosveld, you can find Deen and Albert Heijn.
How many homes will make up project Aan het IJ? And which kinds?
Aan het IJ will feature about 1600 newly-built apartments. The ratio will roughly be 40% for-sale apartments, 30% private sector rental apartments, and 40% social rental apartments.
What will the architecture of the various buildings be like?
Aan het IJ involves several high-profile architectural firms. All buildings will feature high-grade designs and a unique atmosphere. The public area was designed by a landscape architect.
Does every apartment have its own balcony or terrace?
All apartments have their own balcony or rooftop terrace. In addition to that, there is a beautiful shared courtyard. The neighbourhood itself features an ever-increasing number of gorgeous city parks. And of course you’ve got the IJpromenade right around the corner, as well as the breathtaking Noorderpark and the W.H. Vliegenbos in Noord.
Which communal spaces are there in the building?
For every building, the architect designs a spacious entrance and communal lobby. Now that’s something to come home to. In the lobby you can have a drink with one another, host a party, read a book, or get some work done. Or look out into the courtyard. In The Grid, the garden will feature a striking outdoor kitchen. Furthermore, each building will have plenty of communal bike storage space. That way you can use your own storage space for tools and so on.
Will the apartments be finished nicely?
Of course. The walls in the living room, kitchen, and bedroom(s) will be plastered and just need a coat of paint. The toilet and bathroom will be all but finished. The standard kitchen is a Siematic kitchen with Siemens appliances.

When am I eligible for an apartment?
Once a building goes on sale, you can register online. After the start of the sales period, there will be a standard registration period followed by a notary-sanctioned lottery after registration closes. The Amvest apartments for rent in the private sector will become available a few months before completion. The social rental apartments belong to Ymere.

What are the purchase prices?
Prices will be final once a building enters the sales period. The apartments for sale are luxury apartments, in a higher price bracket. Apartments in The Grid start at € 455.000,- for a 68 m2 apartment. This price includes a leasehold of 50 years. Prices vary per apartment based on location (floor, orientation, and view) as well as the size of the apartment. Do the apartments come with a freehold or leasehold?
The deed-in-hand prices include a 50-year leasehold.
Will Aan het IJ be built all at once?
The first residential buildings in phase 3.1 are under construction. The plan is to finish the new neighbourhood in a continuous, sensible construction flow. We expect this project to be completed by 2024, should market conditions remain the same.
Does every apartment have its own parking space?
Not every apartment has its own parking space. This differs per residential building. Rental opportunities are available.
Are there charging points for electric cars in the underground car park?
If you buy a parking space, you can request a charging post through the change order.
Can I get a parking permit to park on the side of the road?
The municipality does not provide resident’s parking permits.
Is it possible to combine apartments?
Yes, although the subdivisions (“breukdelen” and “splitsing”) will remain the same.
How long will construction take?
This varies per building. The Grid (A1) will be built concurrently with rental building A2. This construction period will last about 2 – 2,5 years.
Can I make adjustments to the apartment based on my own preferences?
To a limited degree, yes. The sales period and construction period closely follow one another and some parts are ordered far in advance. Changing the layout (with the use of non-load bearing interior walls) is possible, if it fits with the construction process and adheres to the demands of the building code. Shafts, technical installations, fuse boxes, toilets, and bathrooms cannot be moved.
Is it possible to opt for an unfinished bathroom?
Because all apartments have to be watertight (including the apartments situated below), you cannot opt out of tiling. The project showroom features great service and a great range, so every client should be able to find the bathroom of their dreams.
Does the purchase of an apartment include a standard kitchen?
Depending on the size and price of your apartment, an estimate for the kitchen has been included in the deed-in-hand price. These estimates vary from roughly € 9.500,- to € 17.000,-. In our project showroom you can use this estimate for the previously designed luxury Siematic kitchen which fits the standard connection points. Or you can choose a design of your own. There are plenty of possibilities. And if you can’t find what you’re looking for in our showroom, you can opt for an unfinished kitchen.
How will the courtyards be decorated and structured?
Each courtyard will feature its own theme and atmosphere, designed to complement the architecture of the surrounding structures. Courtyard maintenance will be coordinated by the Homeowners’ Association.
